Housing Repairs & Maintenance Manager
Location: Worcester
Salary: £50,468 per annum + excellent benefits
Contract: Permanent, Full Time
Think Recruitment are currently working with a well-established social housing provider who are looking to appoint an experienced Localities Area Manager to lead their responsive repairs and maintenance services across Worcester City.
This is an excellent opportunity for an experienced Repairs Manager, Maintenance Manager, Delivery Manager or Housing Operations professional to join an established organisation and take responsibility for the successful delivery of a high-quality, customer-focused repairs service.
You will lead a team of 14 multi-skilled trades operatives, supported by a Scheduler and Planner, delivering approximately 20,000 repairs each year across around 7,000 properties.
The Role
Reporting to the Localities Operations Manager, you will be responsible for the day-to-day operational delivery of responsive repairs and maintenance services across the Worcester locality.
Your responsibilities will include:
Leading and managing a team of multi-skilled trades operatives.
Ensuring repairs are delivered safely, efficiently and to a high standard.
Driving performance against agreed KPIs and service standards.
Managing team performance through regular 1:1s, coaching and development.
Ensuring high levels of customer satisfaction and resolving issues before they escalate.
Monitoring budgets, productivity and operational performance.
Ensuring compliance with HSEQ requirements and relevant housing legislation.
Working closely with internal departments, contractors and external partners.
Using performance data and local knowledge to identify areas for improvement.
Supporting organisational change and embedding new ways of working.
Promoting value for money, sustainability and responsible resource management.
About You
The successful candidate will have proven experience within social housing, responsive repairs, property maintenance, construction or a similar operational environment.
You will ideally have:
Strong knowledge of property maintenance and building compliance.
Experience managing a repairs, maintenance or construction team.
Proven experience delivering responsive repairs and/or voids maintenance.
Good knowledge of Awaab's Law, HHSRS, the Decent Homes Standard and Health & Safety legislation.
Experience managing operational KPIs and driving service improvements.
Strong leadership, communication and customer-service skills.
A coaching-led approach to people management and development.
Confidence using digital systems and performance data.
The ability to work collaboratively across multiple departments.
A CIH Level 3 qualification would be advantageous but is not essential.

Additional Information
This is a locality-based role covering Worcester City, so candidates will need to live in or within a reasonable commuting distance of Worcester.
A full UK driving licence is essential, as the role involves regular travel across the locality.
Due to the customer-facing nature of the position, a DBS check will be required as part of the pre-employment process.
