A Contracts Manager Role With Real Autonomy and Earning Potential
Are you an experienced Contracts Manager looking to join a growing construction business where you'll have genuine responsibility, autonomy, and the opportunity to directly influence project success?
Our client is an ambitious and expanding contractor with a turnover of approximately £13 million and plans to continue growing significantly over the coming years. Due to a strong pipeline of new and repeat business, they are now looking to appoint an experienced Contracts Manager to support multiple projects across the North West and wider UK.
This is an ideal opportunity for someone who thrives in a fast-paced environment and enjoys taking ownership of projects rather than working within a heavily corporate structure.
The Role
As Contracts Manager, you will oversee a portfolio of live projects, typically managing 3-4 schemes at any one time.
You'll be responsible for coordinating trades, suppliers, site teams, and subcontractors while ensuring projects are delivered safely, profitably, and to programme.
Unlike larger organisations, this role offers significant freedom and responsibility, making it perfect for someone who can work independently and manage their own workload.
Key Responsibilities
Managing multiple live projects simultaneously
Overseeing project delivery from start through to completion
Building and maintaining relationships with subcontractors, suppliers, and site teams
Managing project budgets and commercial performance
Coordinating Foremen, trades, and subcontractors
Ensuring projects are delivered safely, on schedule, and within budget
Liaising with clients and maintaining strong working relationships
Supporting procurement and subcontractor engagement
Managing project documentation, reporting, and contractual matters
Working closely with the wider commercial and operational teams
Projects are typically valued up to £300,000, with larger projects managed by the company's dedicated Quantity Surveying team.
What We're Looking For
Essential
Proven experience as a Contracts Manager within construction, fit-out, or refurbishment sectors
Established network of trusted trades, suppliers, subcontractors, and Foremen
Strong contract and project management capability
Experience managing multiple projects concurrently
Commercial awareness and budget management experience
Excellent organisational and communication skills
Ability to work independently with minimal supervision
Comfortable travelling across the North West and UK when required
Ideal Candidate
You will be:
Dynamic, proactive, and commercially minded
Comfortable working within an entrepreneurial SME environment
Capable of making decisions and managing your own diary
A relationship-builder with strong industry contacts
Someone who enjoys taking ownership and responsibility for project outcomes
This role is best suited to an experienced Contracts Manager rather than a Quantity Surveyor looking to move into operations.
What's On Offer?
✅ Salary of £45,000 - £60,000 depending on experience
✅ Car Allowance
✅ 25 Days Holiday plus Bank Holidays
✅ Company Pension
✅ Significant Autonomy and Responsibility
✅ Strong Pipeline of Secured Work
✅ Growing Business with Genuine Career Opportunities
✅ Profit-Share Bonus Scheme
Profit Share Bonus
In addition to basic salary, the company operates a profitability-based bonus scheme. Once profitability exceeds agreed thresholds, the successful candidate receives a share of profits, typically adding an additional £20,000 - £40,000 per year to overall earnings.
Why Apply?
This is a fantastic opportunity for an experienced Contracts Manager who wants to move away from a corporate environment and join a business where their contribution genuinely matters.
You'll be trusted to manage your own projects, build strong relationships, and play a key role in the company's continued growth while benefiting from a highly attractive bonus structure and real earning potential.
If you're an ambitious Contracts Manager looking for autonomy, responsibility, and the chance to earn well beyond your basic salary, we'd love to hear from you.
