Job Description
Freelance Senior Quantity Surveyor based in Northampton The Senior Quantity Surveyor will support the Project Director in delivering a new build student accommodation, ensuring effective cost control, procurement strategy, and commercial management across all stages of the project lifecycle. Senior Quantity Surveyors key responsibilities * Commercial & Cost Management * Prepare and manage project budgets, cost plans, and forecasts * Undertake cost reporting with clear variance analysis * Manage cash flow forecasting and cost value reconciliation (CVR) as required * Track and control project expenditure against approved budgets * Procurement * Lead the procurement of subcontract packages from pre-tender to award * Prepare tender documentation, pricing schedules, and scopes of work * Analyse tenders and make commercial recommendations * Negotiate terms with subcontractors and suppliers to achieve best value * Ensure packages align with overall procurement strategy and programme * Contract Administration (JCT) * Administer contracts under JCT forms (e.g., Design & Build, Standard Building Contract) * Manage variations, instructions, and change control procedures * Prepare and assess interim valuations and final accounts * Handle payment applications, notices, and certifications * Support dispute avoidance and resolution in line with contract provisions The Senior Quantity Surveyor will have: * Minimum of 5 years proven experience as a Quantity Surveyor * Strong working knowledge of JCT contract suites * Demonstrable experience in procuring subcontract packages * Experience working on medium to large-scale projects with knowledge of modular build * Track record of managing cost control and reporting processes
